Six months ago, a Saturday errand loop from a Verdana Village driveway still required a fifteen-minute drive west on Corkscrew Road before anything useful appeared. That is no longer the case. The West Amenity Center is running, the Publix-anchored Shoppes at the front gate have filled in with tenants who actually stay open past eight, and the community's programming calendar now competes with what most residents used to drive to Coconut Point for.
For anyone already inside the gate, the practical question is not whether Verdana has arrived. It is which parts of the old weekly rotation are worth keeping and which ones the community has quietly replaced.
The main amenity campus at the entrance has been the anchor since day one, with indoor and outdoor tennis and pickleball courts, a resort-style zero-entry pool with cabanas and daybeds, an oversized spa, an indoor full-size basketball court, bocce, a fitness center, a movement studio, a large indoor/outdoor bar and restaurant, a café, a craft lounge, a playground, and a dog park. That footprint was already dense. What the west side did was rebalance where residents spend their afternoons.
The West Amenity Center is now open with another resort pool and spa, lap lanes, a community room with kitchen, an outdoor pavilion, and a recreational field. The lap lanes are the item worth flagging. Residents who train seriously, or who simply prefer counting laps to lounging, had one option before and now have a dedicated one. An East Amenity Center is planned for 2027, further expanding the community's amenity footprint, which means the eastern phases will not have to drive to the front gate for a pool day.
The retail component matters more than a typical suburban strip because it sits at the community's only entrance and is walkable or golf-cart-accessible from a large share of Verdana homes. WMG Development opened Shoppes at Verdana Village, a 78,000-square-foot retail center in Estero, anchored by Publix. The current tenant mix, drawn from the developer roster and confirmed leasing materials:
Roughly 200 jobs were created with the opening of the grocery-anchored center, which is a proxy for how much daily activity now sits at the gate instead of at Miromar or Coconut Point.
Legno Italian Kitchen is the tenant most likely to reset a resident's Friday-night default. The kitchen builds around handcrafted pastas and wood-fired pizzas alongside a curated wine list and seasonal specialties, and the menu leans toward the kind of pricing that reads as a neighborhood restaurant rather than a destination one, with pastas in the mid-twenties and pizzas in the high teens to low twenties.
Hours matter here as much as menu. Legno runs dinner Monday through Wednesday from 4:00 to 9:00 p.m. and opens for lunch Thursday through Sunday at 11:00 a.m., closing at 10:00 p.m. on Friday and Saturday. That covers the four evenings a week most residents actually want to eat out, and the Thursday lunch open is the small detail that separates a functioning neighborhood restaurant from a weekend-only room.
Verdana's atmosphere is driven by a dedicated Lifestyle Director and Sports Director who organize social events, leagues, classes, and activities throughout the year, along with numerous resident-led clubs and gatherings. That structure is what the community pays for through its amenity dues, and it is the piece that non-residents most often underestimate.
The lifestyle director plans multiple regular activities such as theme nights at the community's restaurants, yoga classes, and summer sports camps for kids. Racquet play carries an outsized share of the calendar. The indoor courts cover pickleball, basketball, and tennis, which means leagues run through the summer storm season and the winter cold snaps without a weather cancellation.
The signal to watch is not how many events land on the calendar in January. It is how many land in July and August. Communities with real programming keep the lights on in the off-season. Verdana does.

The change is not that Verdana Village added amenities. It is that the community stopped being a place residents left for the basics and started being a place they leave only when they want to.
