Ask a buyer who has spent an afternoon scrolling listings inside The Colony at Pelican Landing what they're shopping for, and most will answer some version of "a high-rise in The Colony." That answer treats eight separate buildings as one product. Sorrento, Palermo, La Scala, Treviso, Navona, Florencia, Altaira, and the newly finished Infinity all sit behind the same gate, share the same beach shuttle, and look out over the same Jerry Pate golf course. But construction era, unit scale, pet policy, and above all lease rules shift from tower to tower in ways that change what a purchase actually delivers. A buyer who treats the eight as interchangeable is the buyer who finds out the difference at the estoppel letter instead of before the offer.

Read the table by column, not by row. The completion dates span a quarter century, from Sorrento's 2001 debut to Infinity's first tower, which finished construction and opened for move-in earlier this year, with a completion celebration held in mid-April. That gap matters more for reserve studies and insurance underwriting than for curb appeal, but it still separates a 25-year-old structure from a brand new one inside the same community.
The column that changes an investor's math fastest is the lease minimum. Altaira, Sorrento, Palermo, La Scala, and Infinity all permit up to three leases per year with a 30-day minimum stay. Treviso and Navona cap owners at two leases per year with a 90-day minimum. A buyer who builds a seasonal rental plan around 30-day turnover and lands a unit at Treviso instead of Altaira discovers the shortfall only after closing, when the association's rules, not the listing agent's marketing copy, govern what the owner can actually do with the unit.
Pet policy tells a similar story on a smaller scale. Sorrento and Palermo limit owners to a single dog or cat. La Scala splits the difference, allowing one dog or two cats. Treviso, Navona, and Altaira all allow two pets. It is a small detail until it isn't, and it belongs on the same checklist as square footage and view corridor before a buyer with two dogs falls in love with a Sorrento unit.
None of the eight towers include golf membership as part of the purchase. The Colony Golf & Country Club is a separate, member-owned entity with a hard ceiling of 275 full golf members, a number the club states directly on its own membership page. That cap has produced a waitlist for full golf access, with a Golf in Waiting or Sports Membership option available as an alternative path while buyers wait for a slot to open. A 215-member equity sports membership tier exists alongside it, covering the tennis courts, fitness center, and spa without a tee time attached.
What is included with every tower purchase, regardless of which building a buyer chooses, is access to the Bay Club's waterfront dining, the private 34-acre beach park on Big Hickory Island reached by shuttle boat, the tennis and pickleball courts, the kayak and canoe park on Spring Creek, and the Colony's sailing program. Listing descriptions across the eight towers repeatedly frame these as included with no additional membership fees, which is the useful half of the story. The golf course, the clubhouse dining tied to it, and the 275-member cap sit outside that bundle entirely, running on a separate application and waitlist timeline that has nothing to do with which tower's deed a buyer is holding.
This distinction matters most for buyers relocating from out of state who assume a Colony address comes with a golf membership the way some bundled communities elsewhere in Bonita Springs and Estero do. Here, the tower purchase and the club application are two different transactions, evaluated by two different organizations, on two different clocks.
Altaira has held the title of newest tower in The Colony since it was completed in 2017, a run that ended this year when Infinity's first tower finished construction. The building holds 75 residences across two floor plans, both in the 3,300 to 3,600 square foot range, positioned to catch views of the golf course, Estero Bay, and the Gulf depending on floor.
A sold-condo report covering the twelve months ending in April 2026 put Altaira's average price at $627.90 per square foot, with a median list price of $2,162,500 among units that sold in that window. Typical trading in the building runs from roughly $900,000 into the low $2 million range, with penthouse and top-floor units pushing well past that.
La Scala and Palermo carry the reputation as the two most prestigious towers in the community, in part because their floor plans run larger than most of their neighbors, with La Scala reaching 4,260 square feet on its largest stack. Infinity now competes directly with Altaira for buyers who want the newest construction available, offering floor plans that run larger still, from 3,075 up to 4,020 square feet, alongside amenities the older towers were not built with, including hot and cold plunge pools and a par-3 putting course designed by Beau Welling. For a buyer comparing Altaira against Infinity purely on age and size, Infinity currently wins both categories. Altaira's case rests on nine years of resale history and a settled price-per-square-foot track record that a brand new tower has not yet built.
The Colony sits west of US 41 off Coconut Road, with its entrance positioned just before the Hyatt Regency Coconut Point along the same stretch of road. Coconut Point Mall and the Promenades at Bonita Bay are both roughly 8 to 10 minutes away, and Southwest Florida International Airport runs 20 to 30 minutes depending on traffic and gate location within the community. For the out-of-state buyer weighing a second home against travel logistics, that drive time is a real input, not an afterthought.
A tower comparison like this one only answers half the question. The other half is which floor, which stack, and which view corridor inside that tower actually fits a specific buyer's plan, and that conversation works better with a local set of eyes on the current inventory than with another spreadsheet of averages.
